In the end it turned out to be something of an expensive parking spot, but at the time it seemed like a great idea. My husband and I had returned from two years cruising and needed a place to keep our 48-foot powerboat on a more permanent basis. Coming from the warmer climes of Central America, we wanted somewhere within a days drive of Pennsylvania, our permanent base at the time, that would allow us an escape from the harsh North Eastern winters. We had a fairly substantial wish list. It should be somewhere within walking distance of a lively downtown, on the ICW but close to an inlet with ocean access, allow liveaboards, dogs, and have Wi-Fi. A pool would be a nice bonus.

During a transient stop in Charleston, South Carolina, we were charmed by the city’s southern elegance, and strolling along the waterfront after dinner one evening, we came across a downtown marina that was in the process of converting to “dockominiums” a converted marina that sells the slips to individuals or investors, handled by a management company, or homeowners organization, or both. You can buy your dock with a mortgage, in the same way you would any property, and pay real-estate taxes, and a monthly maintenance fee. The fee generally includes services that vary from marina to marina, but can include water, cable, Wi-Fi, electricity, and laundry.

They’re Not Making Any More Waterfront

Back in 2003 the real-estate market was trundling along at a healthy pace docks were no exception. According to the Wall Street Journal that year, the price of a boat slip had grown by more than 20 percent for the previous two years. In places like Southwest Florida they’d almost doubled. Marina developers were facing environmental, access, and permit hurdles. Larger boats were eating up slips that could previously host several, and the number of boats between 2001 and 2003 had increased by 300,000, while the number of slips remained the same.

Buying a house downtown in such a popular town as Charleston wasn’t an option for us. Plus, we’d still have to pay a sizable slip fee to keep the boat somewhere else. Coming up the coast from Florida, marina fees were running more than $500 per month, before adding in 30- or 50-amp electricity, which was adding up to another $50-$100. Buying seemed to make financial sense. We were in boating for the long haul. Dockage fees were rising annually, and our thought at the time was that the shortage of boat slips in the southeast was only going to get worse.

While that’s unfortunate for those who’ve lost their slips, it’s been an advantage for those on the other side of the market. “Docks that were $150,000 five years ago,” says McCoy, “are now selling for $80,000 or $90,000, particularly if they’re bank-owned.”

How Much Are Boat Slips In Florida

Anyone looking to boat in Florida, whether for a weekend or for the boat owner who is paying rent on a boat slip on a marina dock, needs to know how much boat slips cost.

The price of boat slips depends on what type of boat slip you need, and where in the state its located. The majority of boat docks located in the state are located at marinas, but boat slips are also available on boat ramps and boat launches. Additionally, boat slips are sometimes available for rent on docks located on home owners properties.

There is no fixed price that boat slip renters can expect to pay, as the rates will vary depending on the different variables that go into deciding boat slip prices.

The boat slip price is based on boat dock size, boat dock location and boat ramp type that the boat slips are located at. The boat slip cost will also depend on the current market for boat slips. While marinas may provide boat dock for rent at a relatively fixed rate, boat owners looking to rent out boat docks on boat ramps and boat launches will be able to charge more.

Can You Live On A Boat At A Marina

Most marinas do allow living aboard your boat. When living on a boat at a marina you will live somewhere that has many features of living on land, but living in a marina has some other things as well.

The Pros of living at a marina: living on a boat is usually more affordable than living in many types of living quarters that are available to live in living somewhere with less living space will also be cheaper. The price for the size of living spaces can vary greatly depending on many factors such as ocean proximity and access to amenities etc. Living in a larger populated area will typically be more expensive than living outside of one.

Most love living aboard because it allows you to live on the water. Many people enjoy living beside or living on the water, but living on property by the water can be expensive depending on location and what kind of access to the water it comes with.

Living in a marina more often than not offers some basic living necessities such as showers, bathrooms, laundry facilities, electricity, and sometimes wifi service depending on your living arrangements.

The Cons of living at a marina: you will be living in a smaller space depending on the size of your boat and your slip. Docks can be located in very tight quarters and you may often see or hear people coming at going at odd times. You will more than likely have less privacy than living on land.

Things To Consider When Looking At Purchasing A Boat Slip

  • The ingress & egress . This is probably the most important factor when looking at purchase from a resale ROI perspective. The higher priced slips usually are because sellers know their slip has a much easier time for boaters to get in and out of their slip than what might also be for sale.
  • Water flow This is important because mussels and other ocean going animals , will naturally gravitate to bodies of water such as rivers where the water flows faster, and more frequently. As youll have to take the cost of cleaning the underside of the boat and engine at least once a year into consideration otherwise youll have excessive growth. Whereas, marinas in a cove for instance tend to attract much less growth.
  • Accretion If the boat slip is located in a body of water where sediment comes and goes then one might have to be concerned with the draft being a concern. Many Charleston SC marinas have to do regular dredging to keep this from happening and this may be a cost factor in the regime fees or assessments.
  • Age of Marina When you have to pay monthly or quarterly regime fees, these are to pay for the insurances, and upkeep costs of the marina you share with other owners. So if the marina, and its assets are older they may be in need of replacement & repair and subject to special assessment to cover that cost, especially if there is not enough money in the capital. This applies to all POAs, condos, townhouses etc .

It’s like housing. The buying market is cold, but the rental market is hot.”
